Preparing your Home for Sale

It’s not just the way your house looks, but how it smells and how potential buyers see it.  You want them to be able to imagine living there, entertaining friends and family.  If you prepare your home with fresh paint, decluttering, depersonalizing and staging your home, it will go a long way to getting you sold and save you time on the market.  The point is: it all begins with staging.

Start with these tips:

  • The areas buyers will give the most scrutiny of include the foyer, kitchen, living room, master bedroom, and family room. These are the rooms with the most area and daily living.  Be sure to spend extra time in these rooms.
  • Start with clutter. You are going to be moving when your house sells, so it’s a good time to take inventory of what you own.  Get rid of what you don’t plan on moving with you and pack up what you can temporarily live without.  Don’t forget the closets and hidden areas.  Potential buyers will want to see every nook and cranny.
  • De-personalize by removing photos, mementos and dated items. You want a buyer to be able to imagine their life in the house and that’s difficult to do when it is filled with specific items honoring your life there.
  • Make any needed repairs. This can include dripping faucets, sticking doors and broken fences.  Buyers will see these as indications of larger problems with the house.
  • Trim trees, prune shrubs and mow the lawn. Remember, curb appeal is crucial.  If a buyer doesn’t like how it looks on the outside, they won’t even bother coming inside.
  • Fill empty spaces with plants in colorful pots or inexpensive wicker baskets. Keep it tasteful, since you don’t want to add a lot of new clutter.
  • Try angling a piece of furniture or two to make a space more interesting. Be sure the furniture is no more than 6 inches from the wall since you want to keep the rooms looking as big as possible.
  • Add a mirror in a pretty frame to a small room. It will open up the space and give the appearance of a larger area.
  • Make sure there is as much natural light as possible. Add extra lights in dark corners.  Buyers want a bright house, so make sure yours is lit up.  Open all the drapes and curtains and turn on all the lights before showings or open houses.
  • Set the dining room table with attractive linens, dishes and stemware.
  • Review home catalogs and Pinterest for decorating ideas. You want to turn your house into a model home without spending a lot, and these places can have great ideas for repurposing items you may already have.
  • Remove your valuables, prescriptions, collectables and breakables. There are going to be strangers poking around your house and you will need to protect yourself.  While most potential buyers only want to review your house, it’s better to error on the side of caution.
  • Ask a fresh pair of eyes to look for anything you might have overlooked. An honest and trustworthy agent would be a great idea.
  • Keep your house smelling nice before showings and open houses. This means refraining from cooking items that leave district odors such as fish, garlic and cabbage.  Keep fresh flowers throughout the house and open the windows if the weather permits.  Avoid overly powerful air fresheners and perfumes as many people could be allergic.
